1. What is the Tenancy Agreement and how much is the security deposit?

  • An Assured Shorthold Tenancy Agreement, with a minimum period of 6 months.
  • After 6 months the Tenancy Agreement will automatically continue on a monthly basis.
  • The deposit is one month's rent, paid prior to commencement of the Agreement and will be retained in a Government approved Tenancy Deposit Protection Scheme, as per the Agreement.

2. When can I view the property and what is the process to move in?

  • If the property is empty then viewings are flexible, however if tenants are still in occupancy a mutually convenient time is easily agreed.
  • You will be asked to provide for each Tenant:
    • Proof of identity
    • Character and financial references
    • Contact details including previous address and next of kin
    • Payment of the deposit and the first month's rent
  • An agreed 'move in' date will be made which corresponds with the start of the rental agreement.

3. How much notice is required to terminate the Agreement?

  • One full calendar month in writing, after the first 6 months has elapsed.

4. How much are the utility bills?

  • As of December 2011 the following monthly costs are approximate guidelines, however all costs will depend upon usage and market values:
    • Council Tax £130
    • Gas & Electricity £55
    • Water (meter fitted) £25

5. What are the benefits of renting property from a private landlord, compared with an agency?

  • There are no charges for 'agent fees' or other 'hidden' charges associated with renting this property, e.g. inventory listings and agreement renewals.
  • In the event that any problems occur with the property the problem will be rectified as quickly as possible, with all work carried out without delay.
  • The Landlord is a member of the National Landlords Association (www.landlords.org.uk), which is the largest body in the UK and exists to promote the interests of residential landlords operating in the private rented sector.

6. Does the property have a telephone?

  • Yes, a British Telecom landline is fitted with sockets in the lounge and second bedroom, which is ideal for home PC internet access.
  • The tenant is responsible for arranging connection and bills for British Telecom, if required.

7. Does the property have access points for television and satellite?

  • Yes, a terrestrial television aerial socket is available in the lounge, which can also receive digital television.
  • A HD satellite dish is installed on the property and a socket is available in the lounge for connection.
  • The tenant is responsible for arranging connection and bills for all television/satellite services, and for ensuring any licenses are paid.

8. What amenities, shops, pubs etc are in the immediate vicinity?

  • Dukes Manor is ideally located for Chester and easy access onto the train and motorway networks.
  • Chester city centre is a quick walk away, so there is little need for taxis.

  • Chester has a large amount of excellent shopping facilities and a large supermarket is also within walking distance of Dukes Manor.

9. What happens if I want to bring some of my own furniture?
